What's not included

What is not included in the monthly authority plans?

The monthly authority plans are growth retainers, not unlimited development or marketing operations retainers.

The base plans do not include Google Business Profile post management, social media management, email campaign setup or sending, unlimited page requests, paid ad management, SMS/email automation sequences, custom dashboards, or large batches of Realtor/listing pages.

Advanced CRM setup, complex funnel logic, server-side tracking, Meta Conversions API, paid ads management, and custom software development are outside the scope of my standard website and SEO services.

When a request is outside the monthly allocation, we can handle it one of three ways:

  1. Swap it with another planned authority action for the month.
  2. Queue it for the following month.
  3. Quote it separately as an add-on or project.

The goal is to build a strong owned web presence that attracts, educates, and converts borrowers through search and local visibility.

Compliance review

Mortgage content is written in a compliance-aware way based on mortgage industry experience, but Tim Armstrong Marketing does not provide legal or compliance approval. Mortgage content, loan program claims, payment examples, rate examples, down payment assistance details, and similar content should be reviewed and approved by your company or compliance department before publishing.

If compliance review changes the direction of already-approved content, substantial rewrites may count toward the monthly authority allocation or be quoted separately.

The minimum commitment is 6 months. After that you're month-to-month and can cancel with 30 days written notice. SEO takes time -- 6 months gives the work a fair runway to show results before either of us makes a decision.
No. The setup fee covers the build of your website and is due at signing. Once work begins it is non-refundable. The monthly retainer begins in month one alongside the build.
Yes, any time and with no penalty. Most clients start on Authority base or Growth and upgrade once they see rankings moving. Just let us know and the new plan starts the following month.
You own the delivered website codebase, all published written content created for your business, your GitHub repository, your Cloudflare account, and your analytics and Search Console access when those are set up under your ownership. If you cancel for any reason, your complete website is delivered to you as a GitHub repository within 48 hours, ready to host anywhere you choose. Tim Armstrong Marketing retains ownership of proprietary workflows, internal templates, prompts, unpublished drafts, and working files unless otherwise agreed in writing. Ownership is subject to the specific terms of the agreement and any third-party tools used.
Hosting is included in your monthly plan at no extra charge. Your site runs on Cloudflare Pages -- enterprise-grade infrastructure that is fast, secure, and built for performance. If your site ever requires large file delivery or video streaming, Cloudflare may push those use cases toward their paid media products. We will flag this proactively if it becomes relevant.
Yes. We only work with one mortgage professional per market. A market is a city — not an MSA or a state. Once your city is claimed, it is off the table for anyone else. Markets are filled on a first-come basis and we do not make exceptions.
Every new client gets a full rebuild on Astro -- a modern static site framework that is faster to load, easier to manage, and built to rank. If you are coming from an existing site, we migrate your content and structure over to Astro as part of the build. It is normal to experience temporary traffic fluctuations in the first few months after moving to a new platform. Tim Armstrong Marketing is not liable for any traffic losses that may occur during or following a site migration.
Authority expansion is an add-on for active Authority growth clients only. Each additional market gets its own setup fee, 4 monthly market authority actions, market-specific content, and is covered alongside your primary market in your existing monthly strategy call. You are not starting a new engagement -- you are extending your current one into a new geography at a lower rate than starting fresh.
An authority action is one of the larger monthly deliverables that moves the site forward. It may be a new SEO page, a new blog article, a major rewrite or refresh of an existing page, a local market content update, a loan program content update, or a substantial internal linking or content structure improvement. Minor updates such as small FAQ edits, light copy edits, small internal link fixes, or simple content corrections may be handled as part of normal upkeep when reasonable and are not counted as authority actions.

Additional markets require an active Authority growth plan. If Growth is canceled, expansion market work pauses unless one market is converted to Authority starter. Starter supports one focused market only. Published content remains yours, but ongoing work, reporting, and strategy depend on the active plan.
